Construction update; St James's Gardens, National Temperance Hospital, DB Cargo Shed, Euston Square Gardens, preparation for demolition activities.

Costain Skanska Joint Venture (CSJV) is continuing preparatory works on behalf of HS2 within St James’s Gardens, Euston Square Gardens, at the DB Cargo Shed and the surrounding area off Granby Terrace Bridge. Two site compounds will also be established at London Zoo car park and the disused former Addison Lee car park off Granby Terrace Bridge.

Additional preparatory works will be carried out in a number of buildings around Euston Station. These works are part of the clearance activities before the construction of the new High Speed station and infrastructure in Euston.

St James’s Gardens

In June 2017 the gardens of St James’s were hoarded off and permanently closed to carry out investigations and archaeological surveys. From the end of July into August welfare facilities will be installed within the gardens to support these works. The surveys will be carried out from the end of August into late autumn.

No trees will be removed during the initial archaeological investigations in St James’s Gardens. In the longer term, it is anticipated that the trees in the gardens will need to be removed for the construction of the station buildings. We are carefully assessing each tree with the aim of retaining trees where possible.

Insull Wing, National Temperance Hospital

CSJV have now taken possession of the Insull Wing of the National Temperance Hospital to continue with its demolition. Partial closure of the footpath on Hampstead Road will take place from mid August to September 2017 for the installation of the hoarding.

DB Cargo Shed

CSJV is continuing to carry out intrusive and non-intrusive surveys. These surveys will not be noisy and will be carried out to help plan the safe removal of the shed.

Euston Square Gardens

Ecology surveys, ground investigation works and utility trial pits are being carried out in Euston Square Gardens, including 10 days of surveys in a small part of the grassed area from the 18 September.

Temporary sites will be created around the works where needed to separate the works from park users. It is intended to close the west side of the gardens to the public in November for the next stage of the works.

Preparation for demolition activities

Throughout the autumn intrusive and non-intrusive surveys will be carried out within buildings around Euston Station. This will help plan the demolition of these buildings in the safest and least disruptive way possible. The first step of the demolition process involves securing these buildings by installing hoarding around the site entrance and other areas as needed around the perimeter of the building. Traffic management measures will also be put in place along the footpaths in front of these buildings while the hoarding is being installed, however the footpaths will remain open in as many locations as possible.

CSJV, after the survey works, will then be carrying out works inside of these buildings to reclaim non-structural components, appliances, doors, windows, and finish materials. This is in preparation for the demolition works due to start this winter. In this phase of works, additional traffic management will be needed to allow for the hoarding adjustment for the main demolition.

Works will take place for each building as follows;

Insull Wing, National Temperance Hospital, Hampstead Road

Hoarding installation and surveys in August with internal works from October.

Bartlett Building (UCL) and disused petrol station, Hampstead Road

Hoarding installation and surveys in August/September with internal works from December.

Cottage Hotel and William Hill Buildings, Euston Street

Hoarding installation and surveys in September with internal works from December.

Walkden House, Melton Street

Hoarding installation and surveys from September/October with internal works from December.

Ibis and Thistle Hotels, Cardington Street

Hoarding installation and surveys from October/November with internal works from December.

Road closures/Lane closures/Footpath closures: One lane and footpath on the north side of Granby Terrace Bridge will remain closed long term, including parking suspensions until May 2018.
